Great Residense is built on open government data. Every dataset below is listed with its publisher, licence and update schedule. Where a licence requires specific wording, that wording is reproduced verbatim.

Office for National Statistics

Great Britain postcodes are published under the Open Government Licence. Northern Ireland (BT) postcodes are loaded but never shown: ONS supplies them under a Land and Property Services end-user licence for internal business use only, and commercial re-use needs a separate LPS licence. ~24k postcodes carry no grid reference (lat 99.999999) and are stored without coordinates. Terminated postcodes are retained because historic price records still reference them.

HM Land Registry Price Paid Data

HM Land Registry

England and Wales only — there is no equivalent open dataset for Scotland or Northern Ireland. HM Land Registry permits commercial use of Price Paid Data under the OGL, but the OGL does not cover the third-party rights in the ADDRESS fields (Royal Mail and Ordnance Survey), so the addresses are not freely redistributable and must not be used for direct marketing. Category B rows (repossessions and transfers not at full market value) are excluded from every average. Record status D marks rows deleted by a later monthly update. The data is captured at registration and is not guaranteed complete or error-free.

Whole-UK coverage including Scotland and Northern Ireland, which Price Paid Data does not reach. Published around the third Wednesday with roughly a two-month lag, and the sales-volume column lags further still.

Queried per postcode and cached for a month. The newest month is read from the feed itself; it has run about two months behind (July 2026 was the newest in September 2026). Counts cover the surrounding area rather than a single postcode, and not every force supplies street-level data. Not imported in bulk.

What we do not do

We do not copy property listings from other portals. Rightmove, Zoopla, OnTheMarket and PrimeLocation each prohibit automated access in their terms of use, UK database right protects their listing databases, and the photographs and descriptions are usually the copyright of the agent rather than the portal. Listings on this site come only from agents who supply them to us directly or through a CRM feed they have authorised.

We do not republish council HMO registers or landlord registration records. Those registers name individuals alongside their home addresses and are published for the specific purpose of identifying licensed properties. We link to the source instead.

Sold price records cover England and Wales only. Neither Registers of Scotland nor Land & Property Services Northern Ireland publishes an open transaction-level dataset, so we do not claim UK-wide sold prices.
